The CIF loan will fund the Whitworth Road project: a new development in North Rochdale, Greater Manchester, that will accommodate individuals who are homeless, or are at risk of becoming homeless. This will be composed of 14 properties/15 bedspaces: 13 x 1-bed flats (including 3 which are accessible for disabled people) and 1 x 2-bed flat. The flats will be built using Modern Methods of Construction by Agile Property & Homes. The development also includes ancillary space to facilitate support staff on-site 24/7 from Stepping Stone Projects (‘SSP’), a homelessness charity that already has an operational project with CP. SSP will own the properties after completion, manage the units and deliver wrap-around support to the tenants.

The modular homes coupled with the support from SSP will provide a ‘stepping stone’ on the pathway to independence for care leavers, people who are homeless and those at risk of losing their homes: people who are not quite ready to live independently without support

The CIF-funded properties will provide 15 bedspaces across 14 properties in Rochdale

The new homes brought online will represent 5,110 homeless bed nights per year, or 127,750 total homeless bed nights over the initial 25-year period of the project. Total potential saving to the taxpayer: £9.6m, or c£386k per year (equivalent for instance to the salary of 4 nurses + 3 firefighters + 3 police + 3 social workers)
